MetroStudy Ranked Crystal Lagoons Project 3rd Of 310 Most Important Residential Communities In Florida Market

In 2018, the multinational water innovation company, Crystal Lagoons, made history by opening the first crystalline lagoon in the United States at its US $100 million Epperson master-planned community in Wesley Chapel, Florida. MetroStudy recently ranked it third of a total of 310 most important residential communities in the Florida area. Back in 2017, before it even inaugurated and with just one billboard marketing the development, there were almost 3,000 interested home buyers on a wait list.

Epperson has continually caused waves in the local market. The 7.5-acre man-made crystalline lagoon had previously received a seal of approval when the two main real estate agencies in the U.S. highlighted the boom in sales generated by developments that include crystalline lagoons. There is a growing trend that indicates that while location will always be the No. 1 priority for buyers, amenities have become a key influence on home purchases. An example are 55-and-up buyers who might not be as socially mobile as first-time homebuyers and couples with young children. So, premium community features are a must. For the first-time homebuyer, while these amenities have a positive influence, they must be delivered at an affordable price point from the standpoint of the home itself as well as the monthly fees.

The MetroStudy for Q4 2018 surveyed the Tampa housing market and showed that 3,038 single-family units were started in the quarter, an increase of 18.5% compared to Q4 2017. For the twelve months ending December 2018, annual new home starts in price ranges under $250k totaled 4,789 units. This was up 0.3% from the 4Q17 annual activity of 4,776 units in prices less than $250k. New home starts in prices over $250k grew by 17.2% from 5,839 units as of 4Q17 to 6,843 units as of 4Q18.

Crystal Lagoons is an international innovation company, founded by scientist Fernando Fischmann, which has developed a patent-protected technology that allows the construction and maintenance of unlimited-size clear water lagoons at very low costs.
